By ordering and paying for a product or service from Spanien-Grundbuchauszug.com, you agree to the following general terms and conditions.
General Information
The website www.spanien-grundbuchauszug.com allows clients to request various official documents, such as land registry excerpts or cadastral plans of Spanish real estate, and various related additional services (e.g., translations, legends).
The client submits the required application online through the website www.spanien-grundbuchauszug.com. This application will then be forwarded by Spanien-grundbuchauszug.com to the relevant Spanish authority.
By submitting the order or making the payment, the client gives the authority to request the desired documents from the relevant Spanish authority on their behalf.
Spanien-grundbuchauszug.com provides the service of creating the application for the land registry or cadastral office, placing the order, receiving the documents, and forwarding them to the client.
Additional Services
“Professional Translation to English”: The translation of the land registry excerpt is provided by professional translators from the electronic property register of Spain.
“Content Legend in German”: A specially created guide to help understand the land registry excerpt, with a point-by-point translation of the most important terms, sections, and titles. The structure of the land registry excerpt will be explained, and the key sections (e.g., property description, owners, easements) will be highlighted. This content legend is created by the staff of Spanien-grundbuchauszug.com.
The price includes the main service, taxes, and fees of the relevant Spanish authorities.
Refund Policy
If no land registry excerpt or cadastral plan can be ordered based on the data provided by the client, the amounts already paid will be refunded in full.
If the client provides incorrect or incomplete information (e.g., address, owner’s name, land registry number), and as a result, the wrong land registry excerpt is sent instead of the requested one, there is no right to a refund.
Spanien-grundbuchauszug.com reserves the right to unilaterally cancel the order. In this case, any amounts already paid will be refunded to the client.
Delivery Time
Spanien-grundbuchauszug.com commits to sending the land registry excerpt within 5 business days from the order confirmation or receipt of payment (Note: in most cases, the client receives the document within 1-2 business days).
Additional Service “Cadastral Plan”: Delivery time + 0 business days (unchanged).
Additional Service “English Translation”: Delivery time + 5 business days.
Additional Service “German Content Legend”: Delivery time + 3 business days.
Shipping Method
The parties agree that the ordered documents (e.g., land registry excerpt, cadastral plan) and the invoice will only be provided to the customer digitally in PDF format.
Other Legal Notices
The website www.spanien-grundbuchauszug.com is not affiliated with the Spanish land registry and is not legally connected to it.
Liability
We are always fully liable for claims arising from damages caused by us, our legal representatives, or agents, in cases of:
Injury to life, body, or health.
Intentional or grossly negligent breach of duty.
Guarantee promises, if agreed.
If the scope of the Product Liability Act applies.
In the case of a violation of essential contractual obligations, which are necessary for the proper execution of the contract and on which the contract partner regularly relies, liability is limited to the foreseeable damage typical at the time of contract conclusion, in cases of light negligence by us, our legal representatives, or agents.
In all other cases, claims for damages are excluded.
Right of Withdrawal
The order is generally processed immediately, and after processing begins, a cancellation is no longer possible. The customer agrees and expressly requests that the service be started before the end of the withdrawal period. I am aware that I lose my right of withdrawal once the contract is fully executed by you. Otherwise, you have the right to cancel this contract within fourteen days without providing any reason.
The withdrawal period is fourteen days from the day of the contract conclusion. To exercise your right of withdrawal, you must inform us (Spanien-grundbuchauszug.com, represented by Andrea Nadia Glaus, Address: Carrer Miquel Marquès, 8, 2º, 07005 Palma de Mallorca, Spain, Email: info@spanien-grundbuchauszug.com) with an unambiguous statement of your decision to withdraw from this contract. It is sufficient to send the notice of withdrawal before the withdrawal period expires. If the contract is fully executed, the right of withdrawal expires.
Dispute Resolution
The European Commission provides an online platform for dispute resolution (ODR), which can be found here. We are not obligated nor willing to participate in a dispute resolution procedure before a consumer arbitration board.
